Colchester Northern Gateway - South

Colchester Northern Gateway – South is a 60-acre site, located south of junction 28 of the A12. Colchester Borough Council’s Masterplan will see the construction of up to 350 new homes, including 30% affordable homes to be retained by the Council;  a healthcare campus with older persons accommodation of up to 300 units, a private acute surgical hospital and 75-bed care home; and up to 45,500 sqm of commercial floorspace. 

Colchester Northern Gateway – South puts greener living and sustainability at the heart of economic growth. It will feature an integral digital network to provide ultra-fast broadband to homes and businesses;  a carbon-cutting, District Heat Network to supply heat and hot water to residential and business premises; bio-retention ponds to manage surface water and runoff from rainfall; extensive tree and shrub planting to support and encourage biodiversity; and green, open spaces for relaxation and leisure.  

To the west of the site, will be a state-of-the-art leisure development for Colchester. Having gained planning permission in 2018 for new retail, leisure, food and drink outlets, the developer, Turnstones Estates is now developing a new planning application to Colchester Borough Council to provide a 12-screen Cineworld cinema (with Superscreen and 4DX), a Hollywood Bowl bowling alley, a Putt Stars indoor golf centre, a Jump Street run climbing centre; seven restaurants, two drive thru restaurants and a 90-bed hotel. Plus, in addition to parking for 750 cars, the scheme will have eight electric car rapid charging points.
